The neighborhood
Wayzata is the most expensive city on Lake Minnetonka and the most walkable. Those two things are connected.
The people who buy here want to walk to dinner and have a boat two blocks away. It keeps a small-town feel even though half the neighbors run companies in Minneapolis. You see the same faces at the coffee shop that you see on the water.
Here's the honest trade-off: lots are smaller than Orono or Deephaven. You are paying for the address and the access, not for acreage. If a private five-acre parcel is the dream, this is not your town.
Downtown is the whole point. Lord Fletcher's sits right on the water, Sunsets is where you go for a nicer dinner, the Saturday farmers market runs June through October, and the public beach is a short walk in summer.
In four years of selling in the west metro, I've shown homes on every street in Wayzata. The blocks between Lake Street and Superior Boulevard are the ones I'd buy on.

From Bryce
“I've shown homes on every block in Wayzata. If you want lake access, walkability, and a downtown that actually has something going on, this is your neighborhood. If you want acreage and privacy, look at Orono or Deephaven instead. I'll tell you the truth — it saves everyone time.”

Market report
Wayzata inventory remains tight at 73 active listings — lower than this time last year. The 84-day average is longer than the broader metro, but that's typical for the $2M+ price range where buyers take their time. If you're thinking of listing this fall, now is the right time to have a conversation before the seasonal slowdown hits.
